In an effort to do our part to stop the spread of Covid-19 our offices are closed to the public. Our team is available by phone to address your needs. 


Below is a list of our most common repair requests and some tips on how to resolve them. By following tips below, you may be able to resolve your problem without the need of our maintenance crew. Of course, if you have any questions or the problem persists, please feel free to contact our office.

SOLUTION

Water Leaks

In an effort to conserve one of our most valuable resources we ask that you alert us of any water leaks immediately.   If you have a running toilet, dripping faucets, hear water running behind the wall or have any other type of water-wasting issue, please submit a service request ASAP.

Power Out or No Gas

Contact PG&E at 1.800.743.5000 to determine if there are any outages in the area.
Check the Electrical panel for a tripped breaker. Some outlets are GFCI and have a button in the middle that can be reset.

Smoke detector is beeping

Install a new battery. REMOVING OR TAMPERING WITH THE SMOKE DETECTOR IS AGAINST THE LAW.

Low water pressure at the faucet or shower head

The aerator may be clogged. Twist off the end of the aerator (the tip of the faucet where the water comes out), clean it or tap it gently to remove particles and reinstall by screwing it back.

Drain clogged/water draining slowly

Hair and debris can often be easily removed from sink and shower drains using a simple tool under $5, called a plastic drain snake . See picture below. DO NOT USE LIQUID PLUMBER EVER. IT WILL DAMAGE THE PIPES.

Laundry Machine Not Working/Broken

100% of our laundry is leased from the WASH company. If the machines are not working, please do not submit a service request here. It will be withdrawn as we do not service the machines. Instead, go directly to their website and submit a service request there. please have the 6 digit machine code ready for them: WASH website: https://www.washlaundry.com/residents/service-request/

Electrical outlet not working

Make sure you do not have too much load on any circuit. Toasters,  AC units, space heaters and hair dryers all use high energy and almost always trip the breakers. Check the Electrical panel for a tripped breaker and reset. Some outlets are GFCI and have a button in the middle that can be reset.

Toilet clogged/backed up

Please put only organic products down the toilet. Do not put wipes in the toilet. Use a plunger to clear clog.

Toilet keeps running

Try jiggling the handle. Open the tank lid and see if the chain or flapper is stuck in the open position and re-adjust.

Garbage disposer stuck/doesn't turn on.

Turn switch off. There is a reset button on the bottom of the disposer and a place to insert an Allen Wrench to turn manually.

Heater not working

Check for the Battery in the thermostat. Check the pilot light. If it is not lit or it is the first use of the season call PG&E at 1.800.743.5000 for a free Safety Inspection

Cockroaches, Ants & Other Insects

The most common cause of insect infestations is due to  you leaving food scraps or dirty dishes out overnight. Resident’s can normally resolve the issue by keeping the infected areas clean and dry. Contact our office if the problem persists to schedule a pest control service. 

Light fixture not working 

Turn off the switch. Replace the bulb. Locate and check the breaker box to see if a breaker is tripped and reset.

Lost Keys or Broken Key in Lock

Replacement keys are $35. If we do not have a spare key, we will have to replace the lock for $75. You must let us know beforehand, and then you can pick up a replacement from the management office during business hours. If keys are lost after-hours, you may try contacting your On-Site Manager, or call and pay for a locksmith yourself. WE DO NOT PROVIDE LOCK-OUT SERVICES.

Key Is Hard To Turn in Lock

Apply a small amount of lubricant to the key or directly in the lock. Cooking or other oil will work if you don’t have WD-40.

Gas smell

Call 9-1-1 immediately, then call PGE 1.800.743.5000. Open all the windows and doors to air out the apartment. Please also contact our office to let us know. 

Dishwasher not cleaning dishes well

It is possible that the hot water is not getting to the Dishwasher quick enough. So, run the hot water at the kitchen faucet for one minute before starting the dishwasher.

Cabinets/Drawers/Other Hardware Loose

Use a screw driver to tighten loose screws.

Windows are hard to open

Clear window track of any dirt/debris/obstruction. 

Satellite, Cable or Internet issues

Satellite, Cable and internet service is not included as part of the rental. If you are experiencing any type of cable related issue, please coordinate directly with the service provider at your cost.
